Making a Reservation

When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us.  A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by email or by post if requested.

Deposit of 25% is required at time of booking payable via debit/credit card, bank transfer or PayPal. Balance of payment is to be paid 8 weeks prior to arrival date.

Telephone bookings will be held for 5 days pending receipt of deposit and booking form. Failing which after 7 days, the provisional booking will be cancelled.  On receipt of deposit the booking will be confirmed.

Bookings within 8 weeks of arrival date are payable in full. Bookings made within 14 days of arrival should be paid in full by debit/credit card over the phone or by bank transfer.


Preferred payment is by credit/debit card.  We also accept payment by BACS bank transfer (please contact us for details.  We do not accept AMEX.

Arrivals & Departures

We aim to have your cottage ready for you by 4.30 pm at the latest, and the property must be vacated by 10am on day of departure.  .  We will inform you prior to arrival the key location. Please contact Rhoda or Neil on 07884464190/0774940170 on arrival.   Any arrivals after 5pm should be notified in advance.


The property should be left clean and tidy on departure and any damages must be reported prior to departure. Property left in a dirty or inappropriate manner may result in an additional cleaning surcharge.

For bookings over 7 days a change of linen and towels will be provided.

Linen and Towel bags are left in the cottage for you to use on the day of departure.


No pets are allowed on or around the premises. We reserve the right to refuse entry to the cottage if guests arrive with a pet.


Smoking is not permitted on the premises.


Blue Reef maintains a detailed inventory of all the contents, both practical items and decorative items. You will be required to pay for any item that incurs damage or is removed or lost. Damages/repairs- Please report any damages and breakages during your stay so that we can repair/replace prior to next guests arriving.  All damages and losses will be charged in full.  We will endeavour to repair anything that has been broken or not working as quickly as possible but please note that this can be delayed due to the remoteness of the islands. In these circumstances access to the cottage may be required by workmen during your stay.


The occupancy of your property should not extend beyond the number stated in the booking form and may only be those named on the booking form – Maximum of 2 people. The cottages are not graded for children and we therefore only offer accommodation for a maximum of 2 adults (18+).  Each cottage has only one bedroom with a Super King Bed (UK Size).

Vehicles/Personal Property

As well as cancellation and curtailment insurance, clients are recommended to take out holiday insurance to cover loss or damage to personal effects.

Vehicles, accessories and contents are left at their owner’s risk.

The proprietors will not be responsible for any loss or damage or any injury to persons not caused through the fault of the proprietor.

Holiday Protection

To minimise the cost and inconvenience of a cancelled booking we would strongly advise you to take out holiday insurance which includes cover should you contract Covid prior or during your stay.  You may have to forfeit the full cost of your holiday in certain circumstances.

Restriction on Rental

Blue Reef cottages reserve the right:

  • To refuse any bookings prior to the booking deposit being paid.
  • To remove person or persons from the property due to unreasonable behaviour, damage to the property, or exceeding the stated occupancy. In this case refund will be at the discretion of the owners.
  • To refuse guests consent to erect tents or accept motorhomes on the cottages site for overnight accommodation where this exceeds the maximum 2 person occupancy.
  • Remove persons if the no pets policy is not adhered to and a pet is brought to the cottage without permission

The condition of the booking is that the cottage should only be occupied by those named on the booking form.

Adverse Travel Conditions

Where there are ferry/plane disruptions due to bad weather conditions or any form of industrial action, Blue Reef cannot be held responsible for non-arrival or departure from the cottage and no refunds will be given. Should you need to arrange alternative accommodation we will help where possible.  In this scenario you would be responsible for the full cost of any alternative overnight accommodation.  We strongly advise that all guests have travel/holiday insurance to cover for this eventuality should it arise.

Circumstances beyond our control.

Blue Reef cottages accept no liability for events which are out with our control during your stay.  i.e. floods, fire, earthquakes, acts of nature, property damage, Foreign Commonwealth Office  travel guidelines, delayed flights, ferry disruptions, terrorist activity war etc. we are unable to make any refunds or pay you compensation or meet any expenses, losses or costs incurred by you  as a result.


Please ensure you are protected by your own holiday/travel insurance provider from the time of making your booking.

If you require to cancel your reservation for any reason we must be notified email immediately. In the event of a cancellation we will make every effort to re-let the booking and you will be reimbursed in full. However we strongly advise that you take out holiday/travel insurance cover to prevent the following additional costs.  This policy also applies to those who have received Gift Vouchers/complimentary dates and prize winners.  

  • More than 8 weeks (56 days) before booking commences your deposit (and balance if paid) will be refunded

If we are unable to re let, cancellation costs will be incurred as follows:

  • Less than 8 weeks (56 days) and up to and including the check in day you will be liable to pay the full cost of rental (i.e. deposit & full balance).
  • Should you wish to change your dates within the above period, this will be considered as a cancellation of existing dates and a refund will only be possible in the event of us receiving another booking for the original dates.

Cancellation on our part due to Covid-19

 In making your booking you accept that we may need to cancel your booking at short notice, (due to the guests before you having to self-isolate or Scottish Government lockdown/travel restrictions.). If our other cottage is available then you will be offered that, if not then we will try to find similar alternative accommodation for you, but cannot guarantee this will be available. In such cases, our liability to you will be limited to returning all monies received by us for your booking (or moving your booking plus money paid to another suitable date).

Should you decide to cancel your booking for any  reason within the 8 week period prior to arrival a refund will only be made if we be able to get another booking for these dates.  We strongly recommend you have adequate insurance in place to cover yourself for any cancellation.


Each booking is made in good faith with the belief that the cottage will be available to you on the date stated. If for any reason due to circumstances out with our control i.e. fire damage and the cottage is not available, we are unable to guarantee provision of alternative accommodation. In the event of this happening the deposit and full balance will be refunded in full. You will have no further claim against us or Blue Reef Cottages.

To improve the facilities within the cottages the proprietors reserve the right to alter or amend the facilities made available at Blue Reef Cottages.


  • Prices include: Electricity, linen, towels and bath robes.  Telephone calls up to £10p/w, Peats/Logs for stove, welcome pack, bicycles, golf clubs, satellite/smart TV including sports channels and Wi-Fi.
  • For those who have visited in the past please note that complimentary golf is currently not available to accommodation providers by the golf club.  Should you wish to play on the Golf course during our stay you are required to contact the golf club direct and arrange an allocated slot? Payment is made direct to the golf club.
  • Extra costs are to be paid on arrival i.e. Grocery starter pack, Gourmet Hamper, local produce and any other pre -ordered items.
